Liners, leaks, spalling and draft problems are some of the most common chimney questions we receive.
Do I need a new liner for my oil-fired appliance?
A liner may be recommended if the chimney has no suitable existing liner, if clay flue tiles are cracked or broken, if pieces of liner or mortar are found during servicing, or if there are signs of moisture and deterioration inside the chimney. The correct liner type and size must match the appliance and venting requirements. Stainless-steel liners are commonly used when relining older masonry chimneys, but the final specification should be confirmed for the actual appliance and chimney system.
When is the best time of year for masonry work in PEI?
Masonry work is easiest when temperatures and moisture conditions allow mortar and concrete to cure properly. Spring, early summer and fall are often favourable in Prince Edward Island, although suitable work can be completed at other times with the right protection, heating, shading or curing measures. Very hot, windy, cold or wet conditions can all affect fresh mortar if they are not managed properly.
How should I clean brick or stone masonry?
Start with the gentlest method that will work. Plain water and a soft brush are appropriate for some dirt. Pressure washing can damage mortar, soft brick and some stone if excessive pressure or the wrong nozzle is used. Mineral deposits, staining and biological growth may require specialized masonry cleaners. Strong acids and other aggressive chemical cleaners can permanently damage masonry and should be handled by trained professionals using the correct protective equipment.
Can brick and stone be repaired, or does it need to be rebuilt?
It depends on the condition of the masonry and the cause of the damage. If the brick or stone remains sound, repointing and selective unit replacement may be enough. Areas with significant movement, widespread deterioration, poor original construction or loss of structural stability may require partial or complete rebuilding. A good repair keeps as much sound original masonry as practical.
Should sealant or water repellent be applied to masonry?
Dense film-forming sealers are not appropriate for many masonry walls because they can interfere with moisture movement. In some situations a breathable, vapour-permeable water-repellent treatment can reduce water absorption while still allowing moisture to escape. These products do not repair cracks, failed joints, flashing problems or active leaks, so the masonry should be sound before any treatment is considered.
Do small masonry cracks need repairing?
Small cracks are worth investigating because they can allow water into the wall and may indicate movement. Once water enters and freezes, deterioration can accelerate. Not every hairline crack is structural, but recurring or widening cracks should not simply be ignored. Early repairs are usually easier and less expensive than waiting for damage to spread.
Can we just patch damaged masonry?
Sometimes a localized patch is appropriate, but only if it addresses the actual failure. A surface patch over loose mortar, moving masonry, failed flashing or water entry may only hide the symptom for a short time. What happens if I leave masonry damage unrepaired?
Most active masonry deterioration gets worse with time. Open joints allow more water in, cracked brick can continue to spall, loose stone can move further and foundation damage can progress. If an inspection shows that the masonry is stable and does not need work, we will say so. The goal is to identify the cause rather than sell a repair that is not required.
What if a masonry problem comes back?
A recurring problem usually means there is an underlying cause that also needs attention, such as movement, drainage, flashing, moisture, incompatible materials or another building issue. How tall should a chimney be?
Chimney height depends on the applicable building code, appliance requirements, roof geometry and surrounding conditions. The termination must be high enough for safe venting and appropriate draft. Rather than relying on a single rule quoted out of context, chimney height should be checked against the requirements that apply to the actual building and heating system.
Why are bricks falling off my chimney?
In PEI, water and repeated freeze-thaw cycles are common causes of chimney brick deterioration. Moisture can enter through open joints, a failed crown, flashing problems, cracks or driving rain. When trapped water freezes it expands and can cause the faces of bricks to break away, a failure known as spalling. Repairing the water-entry path is just as important as replacing the damaged brick.
Why is my chimney leaking?
Chimney leaks can come from several places, including failed flashing, cracks or open joints, a damaged crown, defective caps, water entering through porous or deteriorated masonry, or roof drainage conditions around the chimney. Larger chimneys on the uphill side of a roof may also need appropriate diverter or cricket detailing. The source should be identified before deciding on the repair.
Does my chimney need a liner?
A chimney needs a flue system that is suitable for the appliance it serves. Depending on the age and condition of the chimney, that may be an existing clay liner, a stainless-steel liner or another approved system. A damaged, missing or incompatible liner can create safety and performance problems, so liner condition should be considered whenever an older chimney is being repaired or an appliance is changed.
Do I need a stainless-steel chimney liner?
Not every chimney automatically requires stainless steel, but it is commonly used when relining older masonry chimneys because it can provide a continuous, correctly sized flue when selected for the appliance. This is particularly relevant when older clay liners are damaged or when the existing flue is not suitable for newer heating equipment. The correct liner material and diameter must be based on the actual appliance and venting requirements.
Will stone add value to my home?
Natural stone can improve curb appeal, perceived quality and architectural character, which can support resale value. The exact return depends on the property, design, installation quality and local market. Are outdoor kitchens worth the investment?

Location, layout, weather protection, appliance quality and how well the design integrates with the home all matter.
What is the effect of climbing plants on masonry?
Climbing plants can create problems when roots, tendrils or attachment pads enter weak mortar joints, cracks or damaged masonry. Dense vegetation can also hold moisture against a wall and make inspection difficult. Sound masonry may tolerate some plants better than deteriorated masonry, but vines should not be allowed to conceal or exploit failing joints. Trees can also affect foundations and walls where large roots disturb surrounding soil or masonry.
